Avoiding the Chain

Find a first time buyer or cash buyer to buy your home and buy from someone who is moving into a new home or has already moved out !Or you could buy a new home so you are at the end of the chain. If you can't do that, here are some more ideas.

• To ensure that you are out of the loop sell your property first and then rent/stay with friends/family until you find somewhere more permanent.
• Find a solicitor as soon as you look to move - they can prepare your papers so at least you don't hold up the chain.
• Check that any potential buyers already have a buyer for the property and have arranged their mortgage and appointed a solicitor early - ask to see the details. This avoids a situation where you are dealing with time wasters.
• Find out who is in the chain ahead of you and behind you. You may be able to break the chain yourself by putting your possessions in storage and renting for a while.
• Get a Surveyor in to check over the property early on. This will avoid any last minute disappointments or surprises.
