Description

TITLE: freehold
VIEWING: By appointment only
NEGOTIATOR: Ciara Sheahan

Ciara Sheahan of RE/MAX Integrity @ Citywest is delighted to bring you the sale of the charming Grade 2 listed period property that is Baldonnell House and Orchards.
This elegant fortified house is infused with provenance, character and immense charm.
It imposes gracefully onto three and half acres of mature gardens and orchards with quaint outbuildings and original stone walls. The existence of the estate can be traced back to 1538. It was mapped as Balldonnan around 1660. Rumored and confirmed visitors of Baldonnell House include former Lord Mayor of Dublin 1845 Lt. John L Arabin, Joseph Locke, Richard Harris, William Wordsworth, & Handel. The house was used in the filming of the Irish RM and the cult hit film Trojan Eddie. The name Baldonnell House is reported to have been titled by owner Richard Donnell who served on Henry the VIII jury in 1538.

The property nestles snugly within the old beech trees and limestone walls, its heart beating quietly. You wouldn't even know it was there. Adorned with 5,000 tulips, landscaped gardens, rare plants, roses and thousands of daffodils in the spring.
It draws you in, with its welcoming aura created by the sense of history and peace.

A wandering visitor finds themselves surrounded by apple trees facing a grand gateway to the house. Gargoyles welcome the unassuming into the well manicured sunny lawn with gravel path. The impressive front façade greets its visitors with a Queen Ann Gable from the stained glass front door, and the many front facing sets of sash windows beckon alluringly.

Tranquility is not the quality most associated with properties two minutes from the Naas road and adjacent to Baldonnell Aerodrome. Yet this oasis of history sits unassumingly in its own serenity waiting to be discovered.

There are original features at every turn throughout the house. The main body of this three storey home is comprised of four very large bedrooms, dining room, drawing room, kitchen, bathroom, utility room, pantry, annex room ( in the west wing) and the original office where rents were collected in the 1700's. There is also a charming mistral library located above the dining area with wood burning stove. The kitchen and first annex room both have the original flagstones of the house. William Morris wallpaper, original fireplaces, restored coving, 1920's chandeliers, original doors & doorknobs, sash windows and tiles are all elements of the lower level. The first floor oozes relaxation with two large bedrooms and bathroom with an antique enamel claw feet bath on a travertine plinth in the master. A magnificent four poster bed dominates the second bedroom with double aspect windows. This floor also houses the intimate bathroom with toilet, bath and wc. The third floor has two more large bedrooms with pretty cast iron fireplaces and a storage room.

The right wing of the house is currently being restored with structural work completed for a two storey extension to what was originally the fifty foot ballroom located on the upper level.

The rear of the main house is has a pretty cobbled courtyard leading out to the outbuildings. The property has evolved with a number of outbuildings serving different purposes. The quaintest of these is the Orchard Shop/ Tea Shop & Old Forge.
This is a two storey restoration, currently functioning as a café with catering kitchen. The country café has a very homely atmosphere with old orchard related machinery dotted around the oversized furniture and kitchen.
The upper floor is used for yoga, tai chi and relaxation classes. What a place to relax in this delightful retreat! The front facing windows are made from Victorian bulls eye glass and the floor is lightly varnished pine. In the autumn the current owners provide refreshments for thirsty apple pickers with organic apple juice and home made fruit tarts.

The third outbuilding currently functions as a warehouse with access to a gate with road frontage. There is a stewards cottage with public toilet, a “Dove Shed". There is a cottage workshop with gate access and tractor workshop with access to two gates.

Throughout the whole three and half acres there are several sunny gardens with numerous rare and aged plants and trees. The front garden has Beech trees which are over 200 years old. Ash, Birch, Chinese birch, Sycamore and Walnut trees also fill this impressive space.
There are graceful Italian Cypress trees lining the gravel path to the front door. The Walled Garden has an enviable selection of flowers and trees including rhododendrons, camellia, magnolia, tulips, old apple, old wisteria, cherry trees, and old vines. There is a secret walnut grove and plum and apple trees in the orchard.

The present owners have invested considerable time and effort refurbishing the property, creating a beautifully appointed family home with wonderful views across the adjoining lands. Every conceivable use of oak beams that could be used in the restoration was used caringly and sparingly. Every element of the restoration has been as sensitive to the periods as possible. The owners keeping the buildings integrity intact yet embellishing the sense of historical momentum. It is a project not for the faint hearted. It offers an unrivalled location with immediate access to the N7, Citywest, Saggart and Lucan. The property has huge potential for any passionate purchaser. If you can picture yourself sitting amidst the tulips next spring call Ciara Sheahan on 4032900 for a private tour of this unique period property.
