Elmpark – Low Energy Ethos
Elmpark has been designed and constructed with energy efficiency as a principal objective. This has been achieved by incorporating the following features:
- Using orientation and building form to ensure optimum use of passive solar energy reducing heating needs and maximising day lighting.
- Building with insulation levels greatly superior to those required by the applicable building regulations to reduce heating needs.
- Building with airtight construction that further reduces heating needs within the building.
- Providing a district heating scheme that provides heating and hot water to all apartments in a low-cost, efficient manner.
- Installing low energy light fittings.
- Providing low water use fittings.
- Providing energy efficient white goods.
These features will help all occupiers reduce their carbon footprint and save on their heating, hot water and energy costs. Occupiers will be able to boast about their valuable contribution to the environment and conservation of valuable fuel resources.
One of the key features in Elmpark is the District Heating Scheme. This provides heating and hot water to all apartments from a central energy centre which is heated by:
- Wood Pellet Boilers - Wood pellets are a renewable source of energy and do not contribute to climate change.
- Combined Heat & Power units producing electricity and harnessing the heat that would otherwise be wasted to the atmosphere.
- Gas Boilers to ensure continuity of supply.
- Pumping systems to transfer heat throughout the development.
The diversity of heat sources ensures reliability and security of supply of heating and hot water, with none of the maintenance concerns associated with a gas boiler within the apartment.
Extra large hot water cylinders are provided to ensure hot water is available at all times.
In recognition of these features the Elmpark development has been supported and grant aided by Sustainable Energy Ireland (SEI). The grant received is one of the largest grants ever awarded by SEI under the ‘House Of Tomorrow’ programme.
The ever-changing views from Elmpark across Dublin Bay from Dun Laoghaire to Howth are stunning. The Bay itself is very popular for yachting and windsurfing, while the strand is an excellent natural amenity for walking enthusiasts.
The development consists of a superb range of larger than normal one & two bedroom apartments and three bedroom penthouses. The apartments are arranged in small groups of three or less around a central ‘core’ with elevator, services and stairs. The absence of corridors means greater peace and privacy as well as allowing easy access.
An essential element of the design by award-winning architects Bucholz McEvoy is the use of contemporary steel and glass with ecologically-friendly materials. Many of the apartments enjoy superb views of Dublin Bay, Elm Park Golf Club and have southerly orientations.
Light, Space, Air
The apartments at Elmpark are designed around sunlight and landscape. Most apartments have both a west face and an east face. Sleeping spaces are located on the east side, balcony and living spaces on the west side. So you wake up with the sunlight over Dublin Bay and spend the evening bathed in the glow of the setting sun over the Dublin Mountains. All apartments have generous window and balcony areas with a small garden for growing herbs or flowers.
Elmpark is convenient to Herbert Park, Ballsbridge, one of the finest parks of any European capital city with its idyllic setting and tree-lined walkways, ornamental gardens and children’s play area. There are also numerous other leisure pursuits in the area including Merrion Strand.
There are numerous fine hotels, restaurants and shops close by, including the Four Seasons and Herbert Park Hotels, Roly’s Bistro, Merrion Shopping Centre. Merrion Church is almost opposite Elmpark and St. Vincent’s University Hospital and Private Clinic is adjacent. One could pop in to the National Concert Hall on Earlsfort Terrace for a lunchtime concert. One of the finest concert halls in Europe, its resident orchestra gives weekly performances, while its programme of Irish and international artists and groups ensures that there are concerts almost every night of the year.
In the city centre, the Olympia, the Gaiety, the Temple Bar Music Centre and the Ambassador offer a wide selection of comedy acts, musicals, plays and live music acts throughout the year. The RDS, the closest large venue to Elmpark, hosts both indoor and outdoor concerts, and in the past has hosted such major acts as Bruce Springsteen, Luciano Pavarotti and the Kirov Ballet.
The state-of-the-art Leisure Centre at Elmpark is a superb feature and is designed for the exclusive use of those living and working in this prestigious development. It contains a 25m swimming pool, a gymnasium and two squash courts, along with reception and lounge/recreation area.
Apart from this, a tennis court and putting green is to be provided.
The Leopardstown Racecourse, one of Europe’s premier racetracks, is just a short distance by car, and is ideal for a fun night out with friends. Annual members and seat holders can enjoy access to private bars, and you can book a table in the Silken Glider restaurant for yourself and your friends on a race day, knowing that it’s yours for the whole day, whenever you decide it’s time to eat.
Elmpark is also within convenient distance of Lansdowne Road, by DART or walking. Scheduled to reopen in 2009, Lansdowne Road will have seating for 50,000 rugby and soccer fans. In the meantime, your new local ground, UCD, can satisfy your desire for soccer, and there are rugby matches being played at the RDS while the Leinster Branch IRFU grounds in Donnybrook is being renovated.
If golf is your game, Elmpark is right next door to The Elm Park Golf Club on Nutley Lane. Enjoy the 18-hole golf course, the 18-hole putting green or the driving range, or play tennis on one of the seven grass courts. The clubhouse has a bar and dining room, and there are also snooker and bridge to be enjoyed by members or guests.
Greyhound racing in Shelbourne Park takes place every Wednesday, Thursday and Saturday night. With audiences of up to 3,000 people, the atmosphere can be electric, and afterwards you can relax in one of the seven private hospitality suites.
